If they come to your home, you should ask for the city permit.

What is Bulk Pickup?

Bulk Pickup occurs once a quarter (generally in February, May, August, and November). Brandon Oaks is a GREEN-week neighborhood.

Can I rent the Clubhouse?

The Clubhouse can be rented to any resident of Brandon Oaks.

The cost is $75.00 with a $300.00 deposit.

Time and dates for rental are not reserved until both checks and the signed Clubhouse Contract have been received.

Please contact the on-site manager, brandonoaks@cusickcompany.com, to check availability. The deposit is returned after the scheduled rental, when The Clubhouse is cleaned, and furniture put back the way it was.

Renting The Clubhouse DOES NOT give you access to the pool. Guests to your event that are Brandon Oaks Residents are, of course, free to use the pool. However, guests that are not Brandon Oaks residents will be subject to Guest Policy restrictions (four (4) guests per household, guest fee punch card).

My neighbor’s dog barks constantly, what can be done?

The Board requires evidence of nuisance activities (dog barking, loud cars/music) beyond one complaint of a neighbor. Provide a video/photo of the alleged activity (brandonoaks@cusickcompany.com) to be added to the file. Multiple complaints regarding the same nuisance activity from different neighbors will strengthen our position when addressing the concerns.

I have noticed a pothole/sidewalk damage/street sign missing etc., how can I report it?

The streets, sidewalks and stormwater drainage are maintained by the Indian Trail Public Works Department. Requests for work can be submitted to the town on their website. You can also report to (brandonoaks@cusickcompany.com) to be reported to the town. Please provide the exact location and a clear explanation of the issue so he will know what to report.

There is a streetlight out, how is that reported?

The Streetlights in Brandon Oaks are owned by Duke Energy.

Any citizen can report a malfunctioning streetlight on the Duke Energy website. The reporting tool is an easy-to-use map with the streetlights marked; you just put in a nearby address and click the light you want to report.

You can also report to Donnie (brandonoaks@cusickcompany.com), but you will need to specify the exact location so he will know which light to report.

Can I rent the Clubhouse/Pool?

The Brandon Oaks Clubhouse (2333 Brandon Oaks PKWY) is available for rent; the cost is $75 with a $300 deposit. Please email (brandonoaks@cusickcompany.com) for the agreement. The facility is not reserved until both checks and the signed agreement are received. Renting the Clubhouse DOES NOT give you access to the pool. Your guests that are Brandon Oaks residents can, of course, use the pool when it is open. Guests that do not live in Brandon Oaks are subject to the Pool Guest policy (4 guests per home, guest pass card).

There is no rentable or reserved space at either pool.

How do I access the Pool?

The pool fobs are issued from the Brandon Oaks Clubhouse (2333 Brandon Oaks PKWY). The cost is $30.00 each with a maximum of two per address. If the previous residents left

the fobs, they can be reactivated in the new resident’s name at no cost. For rental properties, a current lease is required to be on file.

Are there any opportunities to rent space at the pools?

Neither of our swimming pools have any rental spaces at this time.

Our Cabanas are on a first come-first served basis. Our Clubhouse is available for rent, but pool access is not included within the rental itself.

Do I need to get new fobs every year?

If you have an active fob, it will still work and there is no need for an updated one. If you need replacements, however, they are available for sale.

Homeowner FAQs

Do I need a Homeowner Portal on Cusick's site?

Yes, the cusick.cincwebaxis.com website allows for you to take advantage of the following:

  • Pay your assessments by e-check or credit card
  • Setup recurring payments
  • Access and View your account(s) history
  • View your Covenant Oversights
  • Access the associations Legal Governing documents, Guidelines and Rules and Regulations
  • Access a Calendar of Events
  • Submit ACC Requests

How to submit an Architectural Review Committee (ARC) Request?

When changes are made to the exterior of the home/yard, an ARC request needs to be submitted first.

You can do so by logging into your homeowner portal.

How can I be added to the eBlast distribution list?

The eBlast distribution list is based on registered users of the Homeowner Portal. You can register at www.cusickcompany.com. Once registered, you will have access to your payment information, community documents, and other information. You will also be added to the eBlast distribution list. Each email address you would like to have account access must be registered separately.

How do I get approval for home improvement projects?

Any change/improvement/alteration to the EXTERIOR of the home or to the lot (property) requires an APPROVED ARC request prior to the work beginning. To submit an ARC request login to your Homeowner Portal (www.cusickcompany.com), under the choose the AACC Request under the My Profile tab. ARC requests require a certified survey with the location of the project marked, as well as a description of colors and materials to be used. Roofing, door or window replacement, and painting will not typically require a survey, but DO REQUIRE an approved ARC. The ARC committee has 30 days to review all requests, please build this review phase into your timeframe.

I'll be late on dues this month, what now?

Dues are due February 1, March 1, April 1, and May 1. Late fees ($10) are put into effect for payments not paid by the 15th of each month.

If you need a payment plan set up, please reach out to Cusick directly as this is an option available. Cusick will have more details on this, if needed.

Dues must be paid in full to avoid loosing access to the amenities! Please avoid missing payments, or paying late as late fees and unpaid dues will lead to further actions taken. Your documents, Donnie, or Cusick will be able to clarify any uncertainty on late/missed payments.

Renters FAQs

Why don't I get the newsletter or other updates?

Only the registered homeowner (which in a renter's case is your landlord or renter company) will receive those updates.

But, you can access the newsletter on our website any time here.

What are the Rental Restrictions in Brandon Oaks?

Brandon Oaks documents require that a copy of the current lease be always on file with the Management company, no partial rental of the home, and no rental for less than 60 days.
